Start from what is happening, not from the trade

The cards above are sorted by trade. The calls are not. They start with water on a floor, a breaker that will not stay up, a lease that ends on the thirtieth, or the keys to a unit nobody has lived in yet. This list is sorted the way the calls arrive, and each line goes to the one page that answers it.

• Water is coming through now. Call the emergency plumber line. Average response time is under 30 minutes, and in a managed tower we book the security-desk entry before the technician leaves, so that half hour is not spent in the lobby. A ceiling dripping from the unit above is the water leak emergency page.
• A breaker that will not stay up. That is the power keeps tripping page. No power at all, a burning smell or a socket that sparks is the emergency electrician, around the clock, same response time.
• The AC has stopped, and it is July. Emergency AC repair, under 30 minutes on average. In a district-cooled tower the chilled water arrives from the building's plant; what sits inside your unit is the fan-coil unit with its valve, its thermostat and its condensate drain, and that is what the technician can work on. • A wet wall, cool tiles or a stain, and nothing visibly leaking. Hidden leaks behind walls and under floors is the page. The loss is proved at the meter and by a pressure test before anything is opened, the area is narrowed with thermal and moisture readings, the point is fixed with acoustic listening and a leak noise correlator, and the opening is a tile or two wide. The written report states cause and origin, sudden or gradual, the referenced location and the readings in bar. The general service and its prices are on water leak detection.
• The leak is fixed and the wall still shows it. Water damage, damp and mould repaint: the wall is metered dry before any coat goes on, the stain is sealed with a stain-block or alkali-resistant primer, wet rooms get a hygiene emulsion, and the page sets out who pays under the tenancy law and the jointly owned property law.
• End of tenancy this month, and the deposit is on the table. Law 26/2007, Article 21, wants the unit handed back in the same condition except for ordinary wear and tear. • Keys just collected on a new unit. A snagging inspection before you sign the handover form, then move-in painting before the furniture arrives, which needs the building's move-in permit and a service-lift slot booked with the desk; both are on the move-out and move-in page.
• A villa or a townhouse. Exterior colour and the boundary wall go through the community's approval, an NOC, which Meraas publishes at ten working days for a major one and free and same-day for a minor change, while other communities set their own clock. Outdoor work stops between 12:30 and 15:00 from 15 June to 15 September under the MoHRE midday rule.
